DIRECTOR OF SALES – REAL ESTATE INVESTMENT

Raven3 Real Estate Elmsford, New York \| In Person Full\-Time

Compensation: $125,000–$150,000 base salary plus performance incentives. Expected total annual compensation of approximately $200,000–$275,000 based on results and experience.

ABOUT RAVEN3

Raven3 Real Estate is a vertically integrated real\-estate investment company operating across residential, multifamily, manufactured housing, commercial real estate, development, and hospitality.

We are hiring a Director of Sales to build and lead our residential and commercial real\-estate sales organization while creating a recruiting and management system that can support additional Raven3 ventures, including Surplus Funds and merchant cash advance.

This is a hands\-on leadership position for someone who knows how to recruit great salespeople, develop closers, manage performance, improve conversion rates, enforce CRM discipline, and build a sales organization that does not depend on one person.

THE OPPORTUNITY

The Director of Sales will directly oversee Raven3’s real\-estate sales operation, including residential and commercial acquisitions, seller negotiations, dispositions, investor relationships, and pipeline management.

The Director will also be responsible for recruiting salespeople across Raven3’s other ventures. As those teams grow, the Director will help identify and develop specialized team leaders for each business.

This role reports directly to the CEO and will have meaningful authority to shape the company’s sales organization, hiring standards, compensation structures, training programs, and management systems.

RESPONSIBILITIES

Real\-Estate Sales Leadership

  • Lead Raven3’s residential and commercial real\-estate sales teams.
  • Oversee seller lead response, qualification, follow\-up, negotiation, contracting, disposition, and closing coordination.
  • Establish separate sales processes for residential and commercial opportunities.
  • Build relationships with property owners, brokers, investors, buyers, and referral partners.
  • Work closely with underwriting to ensure salespeople understand pricing parameters, approval limits, and margin requirements.
  • Review active opportunities, stalled deals, contract fallout, extensions, and dead leads.
  • Step into major negotiations when necessary without becoming the permanent closer for the team.

Recruiting and Team Building

  • Build an ongoing recruiting pipeline for salespeople across Raven3 and its affiliated ventures.
  • Recruit acquisition representatives, disposition representatives, commercial business\-development professionals, Surplus Funds representatives, MCA salespeople, and future sales managers.
  • Create role\-specific interview scorecards, sales auditions, reference checks, and onboarding requirements.
  • Develop a reliable referral network and direct\-recruiting strategy for finding high\-performing sales talent.
  • Measure recruiting success based on retention and production—not simply the number of people hired.
  • Develop future managers and team leaders from within the organization.

Sales Management and Coaching

  • Run daily sales huddles, weekly pipeline meetings, call reviews, and individual coaching sessions.
  • Review recorded calls and provide specific feedback on discovery, objection handling, negotiation, follow\-up, and closing.
  • Create written scripts, sales playbooks, training materials, and certification standards.
  • Establish individual and team performance expectations.
  • Address underperformance directly and create measurable improvement plans.
  • Build a culture of urgency, accountability, transparency, and ethical selling.

Sales Operations and Forecasting

  • Maintain one reliable CRM source of truth for all leads and opportunities.
  • Establish required pipeline stages, next actions, loss reasons, lead attribution, and follow\-up standards.
  • Create weekly and monthly dashboards covering activity, conversion, contracts, closings, revenue, gross profit, recruiting, and retention.
  • Produce dependable sales forecasts for ownership.
  • Identify lead leakage, pipeline bottlenecks, poor conversion, capacity issues, and training needs.
  • Help design compensation plans that reward profitable, collected, and compliant revenue.

QUALIFICATIONS

  • At least seven years of sales or revenue experience.
  • At least three years directly managing salespeople.
  • A proven history of personally recruiting, training, and developing successful sales teams.
  • Experience managing both high\-volume outbound sales and complex, relationship\-driven transactions.
  • Strong knowledge of pipeline management, conversion metrics, forecasting, compensation design, and CRM systems.
  • Ability to coach sales calls and improve individual performance.
  • Willingness to work regularly from Raven3’s Elmsford office and travel for important meetings or field relationships.
  • Strong leadership presence with direct, clear communication.
  • High integrity and sound judgment in reputation\-sensitive or regulated sales environments.

PREFERRED EXPERIENCE

  • Real\-estate investment, wholesaling, brokerage, commercial real estate, private lending, title, home services, or property\-related sales.
  • Merchant cash advance, financial services, Surplus Funds, recovery services, call\-center sales, or channel development.
  • Experience building a sales department or materially improving an underperforming team.
  • An established network of sales professionals in the New York metropolitan area.
  • Experience developing sales managers and team leaders.

WHAT SUCCESS LOOKS LIKE

Within the first 90 days, the Director of Sales should:

  • Establish clear visibility into Raven3’s sales pipeline, conversion rates, staffing, lead response, and deal fallout.
  • Implement a consistent operating cadence for the real\-estate sales team.
  • Create residential, commercial, and disposition sales playbooks.
  • Launch a structured sales\-recruiting and candidate\-evaluation system.
  • Begin hiring qualified salespeople across approved Raven3 ventures.
  • Establish reliable weekly forecasting and performance dashboards.
  • Identify potential team leaders for Real Estate, Surplus Funds, and MCA.
  • Present a six\-month plan for scaling Raven3’s sales organization.

WHO WILL SUCCEED IN THIS ROLE

The right person is a builder—not simply a top individual producer.

You should be able to recruit talented people, sell them on the opportunity, train them, inspect their work, coach their calls, hold them accountable, and develop future managers.

You must understand that sales volume alone is not success. Raven3 measures results based on profitable closings, collected revenue, conversion, retention, accurate forecasting, and responsible sales conduct.
